Booking and occupancy

Age and guest eligibility
Random Rock Hill is intended for adult guests. The primary guest (the person making the reservation) and all registered guests must be at least 21 years of age unless otherwise agreed in advance in writing. We may request identification to verify age and reserve the right to decline or cancel reservations that do not meet these requirements.

Check‑in and check‑out times are set to allow proper cleaning and preparation between stays. Early check‑in and late check‑out may be available only if approved ahead of time. We appreciate timely departures so the next guests can arrive to a perfectly prepared space.
Smoking and vaping
Smoking and vaping are not permitted inside the home. Smoking is allowed outdoors; please use only designated areas and dispose of materials safely. We ask all guests to be mindful of the home’s furnishings, finishes, and surrounding grounds.
Pets and service animals
Service animals are welcome as required by law. Emotional support animals are not considered service animals under applicable regulations and are permitted only if approved in advance.
Damages and care
Guests are expected to treat the home and its contents with care. Any damage, missing items, excessive cleaning, or maintenance issues caused during a stay may be charged to the guest. Please notify us promptly if something is broken, missing, or not working properly so we can address it quickly.
Noise and courtesy
This is a retreat‑oriented property, so courtesy matters. Please keep music, voices, and general noise at a respectful level, especially in the evening and early morning. We also ask that guests be considerate of neighbors, shared spaces, and the natural setting around the property.
Housekeeping and cleanliness
The property is cleaned and prepared before each arrival. Guests are expected to leave the home in reasonably neat condition, including disposing of trash properly, separating food scraps for compost where indicated, and reporting spills or accidents. Excessive mess or unusual cleaning needs may result in additional charges.
Kitchen, food, and safety
Vermont guidance notes that short‑term rentals cannot offer food service without the proper license, so any breakfast items or guest provisions, if provided, are prepackaged or self‑serve only. There is a beverage refrigerator and microwave for guests’ use, but cooking is not permitted in the house. Guests should always follow posted instructions for fireplaces, hot tubs, grills, or other special amenities.
Safety and compliance
For your protection and ours, please follow all posted safety instructions, including any local emergency information, fire guidance, and equipment rules. Vermont short‑term rental rules require certain safety and health postings inside the property, and we ask guests to respect those notices and procedures during their stay. Any illegal activity, unsafe behavior, or misuse of the property may result in immediate termination of the reservation.
Amenities and assumption of risk
Guests agree to use all amenities—including hot tubs, fireplaces, outdoor areas, fitness equipment, theater room, and any other special features—responsibly and in accordance with posted instructions. By using these amenities, guests acknowledge and accept the inherent risks associated with their use and agree to take reasonable precautions for their own safety. Misuse of amenities or failure to follow posted guidance may result in charges for damages or, in serious cases, termination of the stay.
Alcohol and conduct
Guests are solely responsible for their own alcohol consumption and behavior. Underage drinking, providing alcohol to minors, or any other illegal activity is strictly prohibited and may result in immediate termination of the reservation without refund. We ask all guests to drink responsibly, respect the retreat nature of the property, and avoid any conduct that could create safety concerns for themselves, other guests, or neighbors.
Maximum stay and use
The property is intended for transient lodging, not for long‑term occupancy or unauthorized commercial use. Subletting, mail delivery, filming, or business use is not permitted unless specifically approved in advance. Personal items
Guests are responsible for their own personal belongings. Random Rock Hill is not liable for loss, theft, or damage to guests’ personal items. We recommend that guests maintain their own renters, homeowners, or travel insurance to cover personal property during their stay.
